Where we are...
Location, location, location! The Lexington is at the centre of everything. To say we are downtown doesnít say the half of it. If you work downtown, you can measure your morning commute in minutes, rather than hours. Listen to the morning traffic reports just for fun, while you enjoy a second cup of coffee before setting off for the day.
The Lexington occupies a large part of the south side of the block on Carlton Street between Yonge and Church. The subway (College Station) is literally just a few steps from our front door. Maple Leaf Gardens is across the street. There isnít much in the way of city amenities that arenít just a walk away.
Within a few minutes walk in several directions, you could be browsing through the Eaton Centre, our neighbourhood shopping mall; or the Holt Renfrew Centre; or window shopping in Yorkville. Or maybe youíd rather commune with nature and talk to the animals at Riverdale Farm. Admire the architecture in Cabbagetown. Choose from among the menus on restaurant row on Church Street, or on Parliament. Stop in for a pint at several neighbourhood pubs. There is no more centrally located condominium in Toronto, with a foot in several neighbourhoods at once. Your adventure begins when you set foot outside the front door, and have to choose which direction to explore today.
And when youíre home...
Many advertisements for new downtown condominiums talk about luxury living... and then you discover that they are missing one of the most important attributes in your living space: size. And some amenities hardly live up to the name.
At The Lexington, our one-bedroom units are well over a thousand square feet. There are a few one-bedroom units per floor. The rest of the units are two-bedroom; with two full bathrooms, two solariums, an eat-in kitchen, along with ample closets, and a storage closet with laundry. All the two-bedroom units are well over twelve hundred square feet, with wall-to-wall windows. From many of the units, as well as from our full-size rooftop terrace, you can not only see the Toronto Islands, you can see right over them out to the lake. Look to the right (west) and see a magnificent skyline... maybe your office in the distance.
With a location and size like this, it is no surprise that The Lexington appeals to everyone from young singles to families to retirees. Some owners have lived here for the better part of two decades, while some are just learning to take the school busses that stop at our door.
Despite the comfort of the spacious suites, there is no reason to stay at home. The Lexington has amenities that can simply be called amazing. Start with the quiet enjoyment of our own ten thousand volume (multi-lingual) library; operated by owners and residents three nights a week. Some are moonlighting from their day jobs as... librarians! They ensure a well-maintained and smooth running collection. Down the hall is a lounge with comfy chairs, couches, and study or card tables. There are pool and billiard tables, table tennis tables in a spacious setting, a hobby room; even an indoor walking/jogging track.
But for serious exercisers, or even athletes, The Lexington has much more. Take a look at our gym. Why pay for a health club when you have this much at home? Our facilities rival many private clubs... and theyíre so close, you wonít have any more excuses! Our well-equipped gym is extremely popular with all ages. If youíre the competitive type, get a partner, or join the challenge list in our racquet courts.
Rather feel cool then warm? Pop into our indoor pool for a dip, and warm up later in the whirlpool, or the saunas. Or just sit in the pool-side lounge to rest. The skylights over most of the pool area make this uniquely-decorated space light and spacious. Just over the pool is another outside terrace.
But you wonít be encouraged to do it all on your own. The Lexington has a vibrant social life. Of course, you can take it or leave it; but there are so many things to do, youíre sure to find something among our many programs that will interest you. Whether itís one of the seasonal theme evenings/parties in our library, or one of the many courses offered by our social committee; there seems to be something on all the time. Some of the popular and changing events include: tai chi, yoga, ballroom dancing, and language classes. If youíve got an idea, and can show thereís an interest, speak to the social committee; or better yet, join it!
In the last couple of years, weíve held a yard sale in our "breezeway", the drive-through passage in the middle of the building.
For residents who like to entertain in style in spacious surroundings, we have two party rooms, complete with dance floors. The larger one also has complete kitchen facilities, and a dining area.
All this comes in a beautifully appointed building with round the clock security.
Community Management and Constant Improvement
Like any home, The Lexington has to be managed and maintained. We are proud of our planned, professional maintenance and renovation. And equally proud that through professional management and foresight, as of December 31st, 2011, our reserve fund stands at a healthy $1.68 million!
We are most proud of 2012ís gem in our crown... a fabulously renovated new lobby. Itís new from floor to ceiling. Actually, even the ceiling was completely removed and re-designed. A new picture window was put in, a larger and more luxurious lounge area added, a new concierge desk in granite installed; the whole design adding to the look and feel of a great community.
The Fire Alarm system was upgraded in 2005. The new, start of the art system provides residents with enhanced audibility and communications.
All hallways in the tower were renovated with new wall coverings, custom printed luxury carpeting and energy efficient lighting. The elevator lobbies have new wall mouldings with mirrors and lighting sconces.
And we have more improvements underway. In 2012, the underground parking garage is undergoing a major rehabilitation with new concrete and waterproofing.
Our management team is led by a five member Board of Directors, and an on-site full time manager. The board is assisted by several committees in areas of finance, operations (who keep an eye on the physical plant of the building), social, and other committees. One of these puts out our monthly newsletter, The Lex Files; always a popular read, with everything from whatís on in our neighbourhood, to news on the latest events in our building. The committee structure means that anyone who wants to be in-the-know, or involved in decision-making, has a real chance to get involved.
